-Applicant must have current photo identification and a valid social security number.
-Applicant’s monthly household income must exceed three times the rent. All income must be from a verifiable source. Unverifiable income will not be considered.
-Applicants must receive positive references from all previous landlords/ management companies for the previous 5 years.
-Applicant may not have any evictions or (including paid/unpaid) judgments from previous landlords/management companies in the past 10 years.
-Applicant must exhibit a responsible financial life. Credit score must be a minimum of 600.
-A background check will be conducted on all applicants over 18. Applicant’s background must exhibit a pattern of responsibility.
-Occupancy is limited to 2 people per bedroom.
-*Applicants with a felony record may still qualify depending on the nature, severity, and recency of the offense.*
Each application is reviewed individually, with consistent standards applied to all applicants.
*1. Disqualifying Felonies (Automatic Denial)
The following felony convictions will result in denial:
• Violent crimes against persons (e.g., armed robbery, assault with a deadly weapon, homicide, kidnapping)
• Sexual offenses or offenses requiring lifetime registration
• Arson
• Manufacturing or distribution of illegal drugs (sale/intent to distribute)
• Human trafficking or crimes involving minors
• Crimes involving weapons (illegal possession, use, or trafficking)
2. Potentially Disqualifying Felonies (Case-by-Case Review)
These may be considered depending on:
• How long ago the offense occurred- no convictions in past 10 years
• Demonstrated rehabilitation
• Employment history
• Rental history
Includes:
• Non-violent property crimes (theft, burglary)
• Fraud or financial crimes
• Drug possession-related felonies
• DUI/DWI felonies without injury
